A timber cruise or valuation built on 2024 pulpwood prices overstates what a young pine plantation in Taliaferro County will bring at harvest today. For pine sawtimber the same document is only modestly off. That gap is the first friction a buyer hits when two tracts of similar acreage come with asking prices that seem to ignore the timber, or price it as though every ton is worth the same.
Every ton is not worth the same, and the difference has never been wider in recent data. According to TimberMart-South's Georgia statewide averages, updated July 7, 2026, pine pulpwood stumpage averaged $5.50 per ton in Q2 2026. Pine sawtimber averaged $24.20 per ton in the same quarter. A ton of sawtimber now earns about 4.4 times what a ton of pulpwood earns.
Two years of Georgia stumpage, side by side
| Georgia statewide stumpage, $/ton | Q2 2024 | Q2 2025 | Q2 2026 |
|---|---|---|---|
| Pine sawtimber | 28.50 | 26.40 | 24.20 |
| Pine chip-n-saw | 21.80 | 21.10 | 18.50 |
| Hardwood sawtimber | 34.80 | 30.00 | 26.80 |
| Pine pulpwood | 12.00 | 9.10 | 5.50 |
| Hardwood pulpwood | 8.90 | 7.50 | 4.90 |
| Pine sawtimber ÷ pine pulpwood | 2.4x | 2.9x | 4.4x |
From Q2 2025 to Q2 2026, pine sawtimber fell about 8 percent. Pine pulpwood fell about 40 percent. In plain dollars, 100 tons of pine pulpwood stumpage was worth about $1,200 at the Q2 2024 statewide average and about $550 in Q2 2026. The same 100 tons of pine sawtimber went from $2,850 to $2,420.
These are statewide averages. TimberMart-South says its two-region Georgia prices are only available through a separate state report, and its next public update is scheduled for October 15, 2026. The figures here are not Taliaferro County bids. The direction of the spread is still the signal that matters for pricing a tract here.
Why pulpwood took the hit and sawtimber didn't
Pulpwood demand in Georgia shrank fast. Georgia Farm Bureau reported in November 2025 that Georgia-Pacific's Cedar Springs mill ceased operations by the end of August 2025. The same report said International Paper had announced closures of its Savannah and Riceboro plants by the end of September 2025. Those mills are far from Taliaferro County, but they consumed pulpwood that now competes for the remaining outlets statewide.
F&W Forestry's summer 2026 regional report, published July 15, 2026, described Georgia pine pulpwood as under the most pressure. Mill closures were driving prices down and making it "almost impossible to haul pulpwood in some areas," per the firm's Albany managers. Across the Southeast, the same report found pine sawtimber, chip-n-saw and poles offering relative strength while pulpwood remained the weak link.
For a Taliaferro buyer, this shows up in the stand map. A tract whose merchantable volume is mostly sawtimber has held most of its timber value since 2024. A tract that needs a first thinning, where most of the removed volume is pulpwood, now produces far less revenue from that thinning. The thinning still matters for growth and stand health. It just pays a fraction of what an older cruise or a seller's memory of past checks suggests.
The local mill map changed in Q4 2025
Price averages explain the product mix. Mill distance explains why two Taliaferro tracts with the same product mix can still bring different bids.
UGA Extension notes that Southern timber markets are local because logs are bulky and usually travel to mills within roughly 50 to 75 miles. A UGA forestry study found that the delivered log price has to cover stumpage, harvesting, trucking and the buyer's margin. Trucking alone can account for up to 25 percent of delivered cost. Stumpage is the remainder. When the haul gets longer, the landowner's share gets smaller.
The biggest recent change near Taliaferro County came from Augusta. On November 6, 2025, West Fraser announced it would permanently close its Augusta sawmill by year-end. The company cited challenging lumber demand and the loss of economically viable residual outlets. The closure removed 140 million board feet of annual lumber capacity and affected about 130 employees. West Fraser's Q2 2026 results, released July 29, 2026, confirm the Augusta sawmill closed in Q4 2025.
The closure release ties two markets together. A sawmill produces chips and residuals that it sells to pulp and paper buyers. When those residual outlets weaken, the sawmill itself becomes harder to run. The pulpwood slump can reach sawtimber buyers through that link.
Movement has also gone the other way. F&W's Fountain Inn manager reported in July 2026 that a reopened mill in Washington, Georgia, was buying small sawtimber a couple of days a week, with a large sawtimber line anticipated. The report does not name the mill. A buyer that takes logs a couple of days a week is a different outlet from a full-time gate, but it adds a sawtimber market to the north and east of Taliaferro County.
"Hopefully we will continue to see an increase in demand from sawmills." Robby Gordon, F&W Forestry, Macon/Eatonton region, July 2026
Gordon described his region's market as stable, with landowners largely holding timber. He saw pine small sawtimber as the best opportunity ahead and named keeping area mills running steadily as his top concern.
Wood-using facilities in the surrounding counties
The Georgia Forestry Commission's wood-using industries directory lists these facilities in towns around Taliaferro County. The directory page dates to 2020, so each listing should be confirmed as operating and accepting wood before it goes into a valuation.
- Warrenton: Georgia-Pacific CNS softwood sawmill
- Washington: Burt Lumber pine sawmill; Wilkes Lumber pine sawmill
- Appling: Pollard Lumber pine sawmill
- Madison: Georgia-Pacific yellow-pine plywood mill
- Eatonton: Interfor pine sawmill
- Augusta: Clearwater Paper paperboard mill, listed as using pine and hardwood; Clearwater completed its purchase of the plant from Graphic Packaging on May 1, 2024
- Sandersville: Southern Chips clean-chip mill, listed for pine and hardwood
Route miles count more than straight-line miles. Auburn Extension's March 2026 log-trucking fact sheet identifies detours around weight-restricted bridges as an added haul cost that can reduce landowner stumpage. On a rural Taliaferro tract, the legal truck route from the gate to the nearest working mill is part of the timber value.
What to check before pricing the timber on a Taliaferro tract
- Date of the cruise or valuation. Any figure built on 2024 or early 2025 pulpwood prices needs rerunning against current stumpage.
- Product mix by stand. Separate pulpwood, chip-n-saw and sawtimber tonnage. With sawtimber at 4.4 times pulpwood per ton in Q2 2026, a tract-wide average per acre hides most of the value spread.
- Thinning schedule. A stand that is due for a first thinning carries a near-term cost in lost revenue compared with past pricing. A stand already past first thinning is closer to the products that have held value.
- Named outlets and their status. Which mills a forester or timber buyer would actually haul to, whether each is buying now, and on what days.
- Truck route. Road access, bridge postings and the route a loaded log truck can legally take.
- The October 15 update. TimberMart-South's Q3 2026 figures will show whether the Q2 spread widened or narrowed.
FAQ
Does the pulpwood drop mean Taliaferro timberland lost value across the board? Not evenly. Statewide, pine sawtimber was down about 8 percent from Q2 2025 to Q2 2026, and pine pulpwood was down about 40 percent. Tracts heavy in mature pine absorbed far less of the decline than young plantations.
Is hardwood a hedge? Not in the Q2 2026 numbers. Georgia hardwood sawtimber averaged $26.80 per ton and hardwood pulpwood $4.90, both below their Q2 2025 levels.
Are these prices what a Taliaferro tract will bring? No. They are Georgia statewide averages. Actual bids depend on the stand, the logging conditions and the haul to buyers operating at the time of sale. F&W reported wet conditions slowing Georgia logging in Q2 2026, another factor that moves timing and bids.
If you are weighing a Taliaferro County pine tract, start with the stand-by-stand product mix and the haul to working mills, then compare that to the asking price. Request the Property Packet from Phil Wilson to get the acreage, access and timber details for the tract you're evaluating in one place.
